It is ideal that most pieces of artwork are placed at the eye level of those occupying a room. If you hang it in the wrong place it can make your room seem unbalanced.
Use slipcovers. If you have old sofas and couches that you are getting bored with, think about simply buying a slipcover to cover them with. Slipcovers come in all designs and colors, so you are sure to find one that suits the decor in your home. Make sure to wash the slipcover regularly.
When you are getting ready to paint a room, paint just a portion of a wall first, and wait a few days before you decide. You can avoid the hassle and added cost of re-painting a poor color choice by seeing how you feel about it after a couple of days.

So you are thinking of buying a home but want more house hunting information? Perhaps you have already begun searching for a home but you are not getting very far. Either way, what you are about to learn in the following article will help you become more educated in the field of house buying.
Perform a sex offender search in the area of the home you are considering buying. Real estate agents are not required to disclose this information voluntarily, although many must answer honestly if directly asked. Parents especially should be aware of this information before moving to a new area. Be sure to check the offense in detail, as not all offenders are necessarily dangerous.
Ask your realtor for information on sales from their brokerage or themselves over the last year. This can be a determining factor in whether or not you have a strong enough realtor making decisions with you. This gives you a good idea of both their experience and strengths in the real estate market.
Buying a home with a great view might have disadvantages, too. Usually, it costs significantly more than the rest of the houses in the neighborhood. Its resale value can also be negatively affected, as the potential buyers might not appreciate the view as much as the original buyer did. There is also a good possibility that during the years, new structures will be erected, significantly altering the original panorama. The basic rule is to pay as little extra for the view as possible.
In conclusion, it is important to become educated about house buying, whether you have already begun the process or not yet started. The above article gave you important information that could help you find the perfect home for you and your family. After all, being educated in the house buying market is a plus!

Rents Are Up, So Are Evictions

building
News Source: http://www.applymortgageonline.ca
On average, nationally rents have increased 7 percent year on year while income has only gone up 1.5 percent. Over the long haul, renting has appealed to people because it was less expensive than buying. Renting has traditionally cost about 25 percent of average income compared to ownership costing 30 percent or slightly higher (according to Zillow). Today, renting is costing the same percentage of income as buying does. For many, it would more sense to buy if they could come up with the down payment and qualify for a mortgage. Unfortunately, they can’t qualify and landlords are taking advantage.
One small financial emergency and a month’s rent is missed. That becomes grounds for the landlord to start the eviction process if the tenant doesn’t voluntarily move out. Some greedy and vicious landlords are looking for any minor violation of a lease agreement to send renters to the street so that they can bring in new renters at a higher rent. It can be as minor as a single noise complaint or a claim that the renter is hoarding unwanted materials in the rental unit.
Evictions Are a Legal Process
The eviction process varies from state to state. However, the U.S. Department of Consumer Affairs describes it this way. When a tenant doesn’t voluntarily move out of a rental unit after legally being given notice to vacate, the landlord can file an unlawful detainer lawsuit in superior court. The eviction process is a legal process that will almost always result in the tenant having it added to his or her legal/criminal record.
The tenant is given legal notice that a lawsuit has been filed. These lawsuits move through the courts very fast. The tenant often has no more than five days to file a response if he or she wants to contest the suit. A judge will typically then make a formal decision within 20 days. If the tenant hasn’t made a response and appeared for trial, the judgment will almost always favor the landlord.
The landlord cannot use “self-help” measures to remove the tenant from the rental unit. For instance, the landlord cannot change the door locks or cut off utilities. The landlord must use the court-approved process to evict the tenant. If the landlord does use unlawful methods to remove the tenant, the landlord typically becomes financially responsible for any damages or hardships the tenant incurs.
The Court Eviction Process
The court process does vary from state to state. Generally however, if the tenant presents a case that shows there is no reason for the eviction (perhaps the rent has been brought current), the court will not evict the tenant. Instead, the court might award the tenant damages for filing fees and attorney costs depending on the language contained in the lease.
When the court finds in favor of the landlord, a writ of possession is issued.  The writ of possession is an order for the sheriff to remove the tenant from the unit. Typically, the renter has about five days to voluntarily move before the sheriff physically removes the tenant from the rental unit. The court will likely award damages in favor of the landlord in the form of back rent, court filing fess, and attorney fees. In some states, the court can also order the tenant to pay a fine to the landlord for not leaving the unit when originally and legally told to do so.
All traditional court proceedings apply to evictions. A tenant being evicted can require “discovery of evidence” and/or subpoena witnesses and other legal proceedings. This includes the right to appeal a judgment that goes against the tenant. However, even on appeal, the tenant will typically be required to move before the appeal is heard.

These Tips Can Make Your Dream Home A Reality

There are many decisions to be made and the wrong ones could affect your life for many years. Use the information in this article to help you in your decisions.
Don't be caught off guard by hidden fees. Ask your Realtor upfront for an estimate of what the closing costs will be. Items like commissions, attorney fees and home owner association fees should be disclosed upfront. Review the settlement and all the terms before you are ready to close.
Inspecting the property you are buying is very important. Most people only order the structural inspection of the house. In older houses it is also advisable to look for the signs of rodent infestation. This is not only an aesthetic issue. It can also cause long term health problems and clearly shows poor maintenance.
Hire an appraiser with years of experience. They should be certified, and should not be recommended by your Realtor. The more experience the appraiser has, the better they will be able to judge the home you are interested in, the market, and the areas surrounding the home. When you are buying a home you should always have people in your own corner. Get your seller agent first thing. Also when you are doing things like having the home inspected or appraised hire your own people as well.
When you are looking at buying a home look up the neighborhood for sex offenders. The police are in charge of keeping that list updated. If you are a first-time homebuyer, don't make the mistake of buying the first house that you like. You need to view at least three other houses that are comparable in value, before making a decision. Too often, people get caught up in the mere idea of buying a house, not realizing that there may be something better out there.

Helping Your Parents Purchase a Home

News Source: http://www.consolidatemydebts.ca/

You often hear of cases where parents have helped their child to buy a home, but it is rarer for it to happen the other way round.
This could be the case if the children are very successful and want to help their parents buy a nicer home, or perhaps when their current house no longer meets their needs. Often the children will have moved away from home to a more expensive area, and would like their parents to live nearby. Another possibility is where parents need a retirement home, but cannot afford it on a fixed income.
Children have several options when it comes to helping parents move home. They can purchase a home outright and allow their parents to live there, or they can charge them a reasonable rent. Alternatively they can help them get a loan to buy a home on their own. These options raise various questions as to the title of the property, the taxes, and sorting out the eventual sale or inheritance of the home.
If you intend to purchase the home yourself then you’ll probably need access to considerable assets. If the financing will be in your name, the lender will view it as being a second property or investment home and this could incur higher interest rates and closing costs compared to a primary residence. Experts in these matters suggests that if a buyer has a lot of equity in their home then another alternative would be to refinance which would likely be on a lower interest rate than could be obtained with a second home or investment property.
Another option is to get a regular mortgage on the property for your parents and to make the payments yourself. On the plus side it’s possible to deduct the mortgage interest on both homes up to a total of $1 million for the combined balances on both, and to deduct the property taxes on both as well but this won’t work if you already have a second home. One of the problems with trying to obtain a mortgage for a second home is that lenders may require it to be located at least 50 miles away from your primary home which may not be so successful if the intention is to move your parents closer to you. The Family Opportunity Mortgage authorized by Fannie Mae and Freddie Mac waves this requirement but it can be harder to find a lender who offers this mortgage.

Fresh Ideas For Those Seeking To Buy Real Estate

These are great times to look into investing in real estate. It's a buyer's market and there is the opportunity for you to benefit from the financial crisis that this country is facing. The following advice is provided to help you get the home of your dreams while avoiding the potential nightmares that could occur.
Take the time to investigate the inspector for your potential property. You should make sure that they are certified, work for a reputable company and if possible are with an inspector association that is non-profit. If not, their credentials may be supplied by a non-reputable organization that supplies them for nothing more than a fee.
When looking to purchase a home, do not hire an appraiser who was recommended to you by your agent. Due to a conflict of interest, the appraiser may not be the best person for the job. Instead, find someone with several years of experience and who is state-licensed.
Before making a decision to buy, view your top two or three choices a second time. A second viewing can help you get a better picture of what you love and hate about the house. Things are also often noticed the second time around that were missed during the first showing.
Look at a lot of houses before you buy, even if you love the first property you tour. It can be easy to fall in love with the idea of buying a house and then, consequently, the first property you see. Make sure to tour many other properties for comparison, just to make sure that the house you choose has everything you want or need.

Buying a home is probably the largest purchase and investment you will ever make. Even if this isn't your first home purchase, there are a lot of opportunities out there that may be different from the last time you purchased. Use this article as a guide to understanding how you can get a great deal on a home in today's market.
To know how much you have to spend for a new home, get a real estate agent to give you an estimation of the value of your current home. You should also visit a bank and find out what kind of loan or other forms of financing you can get for a new home.
House hunters looking for a bargain ought to focus their efforts on sellers likely to be particularly motivated. Homeowners who have a specific need to make a sale in a hurry are invariably the ones most willing to drop their asking price. In order to identify such sellers, try to find properties that have been listed for a significant amount of time, or have already undergone one or more reductions in price.
Consider buying a brand-new home in the fall. In many cases builders are beginning to discount their inventory and they may even offer some great incentives around September to make the sales that they need before the end of the year. Prices of these homes that do not sell in the fall will go back up in the spring.
There are so many great deals out there right now since the crash in the housing market. As with anything, buy low and sell high. We are at record lows, so the time to buy a house has never been better. This article has shown you how you can use this economy to buy a home you will enjoy for years to come.

Avoid Real Estate Traps With These Simple Ideas

When beginning with real estate buying, you most likely have a lot of questions floating around in your mind. You probably feel lost when looking at the documents associated with making a purchase, too. Take a look at these tips below to eliminate your confusion and to start buying smart.
For buyers that have lost their home to foreclosure keep your dream alive. There may have been many reasons for losing the home such as job loss. Keep in mind that someday you will own a home again and places like Fannie Mae and Freddie Mac can give you that dream again. Just make sure that you start saving now because you might have a higher down payment because of it.
To get the best price possible, ask the owner if they would accept a lower price. Be honest and open about this. Do not insist if they refuse this lower price, but make sure they know how to get in touch with you if they change their mind.
When buying a home on an island, make sure you find out about flooding issues. Some areas on islands are extremely flood prone and flood whenever it so much as rains. This can be vital information if you plan to live there year-round because you don't want to be constantly flooded. Ask how often the island floods, how many evacuation routes there are and how often those routes are used.
When buying, be sure to hire your own realtor and inspector. It's often tempting to use the seller's hired help to save a buck, but doing so can cost you more in the long run. The seller's agent and inspector are looking out for the best interest of the seller, and you need someone who is looking out for only you.
In conclusion, buying real estate can seem a bit intimidating to someone inexperienced, but after learning and applying some of the previously mentioned tips, it's not that bad at all. It just takes a lot of research and common sense. Once you have learned what to do and avoid, you are on your way to making smarter purchases.

Memphis Grilled

News Source: http://firstmortgagerates.ca/

Naturally, Memphis was on the list when the Travel Channel went looking for locations to film “American Grilled”. In a city famous for its many grilling chefs, it doesn’t hurt to have the show label you as a star Master Griller. Those are impressive bragging rights and the $10,000 prize money doesn’t hurt either.
The title of the episode is “Battle on Beale Street” with Clint Cantwell beating out three other contestants to be declared the winner. This is the show’s first season and it’s filmed on location in different cities across the country. It’s similar to the format of the Food Network’s “Chopped”. Local ingredients are used as mystery ingredients and one of four contestants are eliminated in three rounds. A panel of three judges makes the decisions of who moves forward after each round. Clint Cantwell was the one still standing at the end of the Memphis episode.
Clint’s Story Chef and judge Kelly English complimented Clint for his unique and nontraditional use of the mystery ingredients bologna and red cabbage in round one. Clint came up with a bacon wrapped smoked bologna with mustard and a grilled red cabbage sauerkraut. Clint commented that his goal was to showcase the local ingredients in the best way he could think of.
Clint has a background in grilling but only recently moved to Memphis from NYC. However, he’s originally from Texas so he was showing New Yorkers a thing or two about grilling while he was there. And he’s not brand new to Memphis either. His wife’s parents live in Memphis and Clint and his wife have been coming to Memphis BBQ contests for many years.
Clint entered his first BBQ competition in Long Island, New York in 1997. After that, he has been competing in dozens of competitions every year. While in New York, Clint organized the competitive BBQ team “SmokeInDaEye” that caught the attention of Kingsford Charcoal. The company hired him to help develop and edit the blog grilling.com. A part time job he still does today. By career, Clint owns and operates a public relations business. One of his clients is the Memphis Barbecue Co.
Making the Cut for the Show The original interview process was done long distance via Skype.
The original group was narrowed down and those making the cut were brought to the network. When Clint made the first cut, he knew he had a real chance at being on the show. In preparation for the contest, he did try practicing a little at home. However, he said there wasn’t much he could really do to prepare because no episodes of the show had aired and he had no idea what the cooking set up would be, the time restrictions he would have to work within, or what curve balls might be thrown at him. About the only thing he could do was to experiment grilling some unusual ingredients.
Winning the “American Grilled” Grill Master title in Memphis isn’t Clint’s first experience with television. He has also appeared on CNN, Fox News, Nightline, Food Network, Spike TV, Newsweek, SeriousEats.com, Eater.com, Today show online, and others. Clint continues traveling the country in search of the people, places, and tastes behind our shared grilling culture. One thing you can say about Clint is that he takes his grilling and BBQ seriously. Clint is now one more grilling legend hailing from Memphis.

Study: Green Neighborhoods linked to healthier babies

News Source: http://www.applymortgageonline.ca/
Pregnant women living in “green” neighborhoods are more likely to deliver healthier babies, suggests a new study from researchers at Oregon State University and the University of British Columbia.
What makes a neighborhood green: the presence of trees, leaves, grass, and other greenery. Mothers who live in such greener spaces are more likely to deliver at full-term and have babies born at higher weights compared to mothers who live in urban areas that aren’t as green, according to the study recently published in Environmental Health Perspectives. “This was a surprise,” says lead author Petty Hystad, an environmental epidemiologist at the College of Public Health and Human Services at Oregon State. “We expected the association between greenness and birth outcomes to disappear once we accounted for other environmental exposures, such as air pollution and noise. The research really suggests that greenness affects birth outcomes in other ways, such as psychologically or socially.” Researchers controlled for factors such as neighborhood income, exposure to air pollution, noise, and neighborhood walkability. Between 1999 and 2002, researchers tracked more than 64,000 births in Vancouver, British Columbia. They found that when mothers lived in greener neighborhoods, pre-term births were 20 percent lower, and moderate pre-term births were 13 percent lower for infants. The study also found that infants from greener neighborhoods tended to be of a healthier weight: They weighed 45 grams more at birth than infants from less-green neighborhoods. Why the link to healthier pregnancies and green neighborhoods? More research needs to be done to determine if green space opens the door to more social opportunities and enhances a woman’s sense of belonging in the community, or if it has a psychological effect in reducing stress and depression, Hystad says. The study also was not clear on what type of green space is most beneficial to pregnant women, but Hystad says that adding a planter to a patio or a tree to a sidewalk wouldn’t make a large difference in birth outcomes. The study is one of several recently that shows the health benefits of green space, Hystad says. “We know a lot about the negative influences, such as living closer to major roads, but demonstrating that a design choice can have benefits is really uplifting,” says the study’s senior author Michael Brauer of the University of British Columbia. “With the high cost of health care, modifying urban design features, such as increasing green space, may turn out to be extremely cost-effective strategies to prevent disease, while at the same time also providing ecological benefits.”

All too often, the only thing standing between you and a beautiful home is a bit of knowledge and appreciation of design techniques. Apply the ideas in this piece to your own living space and you will soon have a home that impresses friends and family alike with its glamor.
A great way to liven up an otherwise boring or complicated space is to create a point of focus in the room. This focal point will become the highlight of the space, and everything else that's in the room will work to support the focal point. Focal points to think about working around include fireplaces, windows, artworks and stately pieces of furniture.
When you are decorating your children's room, try to look at things from their perspective. Decor in their room should be practical and age-appropriate. If you have young children, get down and look at things at their eye level. This will help you decide how to make the most of the space in their room.
If you are designing a new kitchen in your house, it is beneficial to contact a professional contractor. Your ideas might involve electrical and plumbing work that is beyond your scope of expertise. By contacting a professional, they can help you to outline the exact project so it is done right and within budget.
In your kitchen redesign, try something different for your counter tops. You could go with granite, but other materials like cork, wood and concrete are also options. These options can be less expensive and more attractive.
Interior design may seem like something of which it is impossible to gain mastery. The truth is, however, that education is the key to solving any design conundrum you face. Take advantage of the information in the article above and you will never again question what to do with the many rooms in your home.

What’s amazing is the mass media and even seasoned professionals claim there is no money to be made in real estate today. There is nothing further from the truth. Real estate has made more millionaires over the years than any other industry. It wasn't always as easy as it is today to make your fortune in real estate but people have been doing it for hundreds of years.
It used to be much more difficult than it is today. Creative financing has come a long way over the past 20 years. It used to be you had to personally guarantee any financing you could find. It was the old story where those that don’t need to borrow money were the only ones that could qualify.

Opportunity Abounds

Not so today! Nonrecourse loans are much easier to obtain. Those are loans that are only secured with the property the money is used to purchase. Also, thanks to the communication power of the internet, banks are no longer the only source for borrowing capital. Today, money is flowing into real estate from private investors. Not just independently wealthy individuals but from every day people wanting a secure investment far away from the loses that have occurred on Wall Street constantly for the past two decades. This includes working people looking for secured investments for their 401k and IRA retirement funds.
If a fear of not being able to find investment capital is holding you back from your success, take a look at this short list of money sources:
  • Private Individuals with Retirement Funds to Invest
  • Seller Financing
  • Wrap Around Mortgages
  • Angel Investors
  • Hedge Funds
  • Venture Capitalists
  • Hard Money Lenders
  • Real Estate Investment Clubs
  • Already Successful Real Estate Investors
  • And Many More Sources of Other People’s Money

How to Succeed in Today’s Real Estate Market

There is always big money to be made in real estate. It doesn’t matter if the market is screaming upward, flat lined, or plummeting downward. As with any business, success comes to those that uncover a problem people are having in the marketplace and providing a solution.
In today’s marketplace, the problem is pretty obvious to most. What’s not obvious is the solution. The problem is a great one for real estate investors. There are still distressed properties on the market presenting investment opportunities. Maximizing the opportunity is that there are few bank-qualified buyers in the marketplace. Even the few want-to-be buyers in the marketplace can’t obtain a traditional loan from banks and don’t know how to find other people’s money.
Distressed properties minus qualified buyers, plus your knowledge for finding other people’s money is the magic formula to you making a fortune in today’s real estate market.
I can’t provide references for private money to every reader. The secret is for you to scour the internet for private sources of money. But believe me, ambitious people are making money in today’s rising real estate market.

Overview of the Math

When you are able to bring 4 or 5 properties for flipping into the pipeline each month. Each of those properties will bring you between $25,000 and $30,000 in profits. Take a look at the conservative math of how much there is for you to earn starting right now.
4 properties X $25,000 X 12 months = $1.2 million
Is there work involved? You bet there is. This is a get rich system but it’s not a get rich quick scam. You do need to build a system and network of financial sources and a network of birddogs finding deals for you. It takes time and it takes work but it is a proven road to financial freedom.

Encouraging Boomerang Kids to Move Out

kids
News Source: http://www.applymortgageonline.ca/

In the not so distant past, it was expected that kids would leave home after college, and most of us were anxious to do so. Nowadays things are often quite different, and many parents find themselves looking after adult children with little idea of when they will fly the nest.
An article in aol.com points out that a significant number of young adults are now choosing to return home, and recent research by Gallup shows 14% of young adults aged 24 to 34 years old have moved back in with their parents. During the first quarter of this year the homeownership rates for those aged below 35 was 36.2% compared with a historical high of 43.1% at the end of 2005. These figures are attributed to the high cost of living, college debt and a weak job market.
While some parents may welcome their adult children back into the nest there are plenty of others who would like to have their homes back to themselves. The article goes on to highlight several points that could encourage children to fly the nest. The first is pretty unsurprising and that is to charge rent if you’re not already doing so. This helps to give boomerang kids a bit of a reality check and could be enough to force them to seek out alternative accommodation, as if they are being forced to pay rent they might as well do it as an independent adult. Another idea is to collect monthly payments that are equivalent to local rents for the next six months. The money is returned to them at the end of this time when they leave home.
This helps encourage them to budget properly and give them a helping hand on setting up their own. It can also help to enforce house rules such as no guests after 10 PM and no loud music or parties. Most young adults will soon baulk at these strict rules and want to gain more independence through living in their own place. Some parents may find it helpful to set a deadline for the amount of time children are able to live with them. Once this deadline is set it’s important to stick to it, as after all most parents didn’t bargain on having their kids living with them for more than the first 20 years or so. Boomerang kids may also need a bit of help in setting up their new home and in organizing and buying all the things they’ll need. Parents can help by making a list of everything that is essential plus everything that might be nice to have a little later down the line.

Also, falling leaves from these branches may accumulate and cause dampness on the roof, and clog the gutters.
Make sure that you and your contractor are on the same page regarding your budget for the project. Attaching two PVC pipes is a simple process that requires PVC primer and PVC cement. It is important that you use these specific products as your pipe will not hold with any other glues or cements (since PVC cement melts the PVC slightly to create a more firm bind) and it may be prone to leaking if you avoid a coat of PVC primer. Additionally, there should be no water on the surfaces of the pipes.

New Home Sales Plummet by 8.1 Percent

Real Estate News
News Source: http://bestmortgagebrokers.net/

Sales of newly built, single-family homes dropped 8.1 percent in June, the largest decline since July 2013, the Commerce Department reported Thursday. New-home sales were at a seasonally adjusted annual rate of 406,000 units in June. May’s sales pace was also revised from a previously reported 504,000 units to 442,000 units.
“The numbers are a little disappointing, but May was unusually high and some pull back isn’t completely unexpected,” says Kevin Kelly, chairman of the National Association of Home Builders. “Our surveys show that builders are confident about the future and we are still seeing a gradual upward trajectory in housing demand.” Across the country, new-home sales were down, falling by the largest amount – 20 percent – in the Northeast. New-home sales were also down by 9.5 percent in the South; by 8.2 percent in the Midwest; and by 1.9 percent in the West. Inventories of new homes for-sale rose 3.1 percent in June to the highest number since October 2010, reaching a 5.8-month supply at the current pace.
Builders are still optimistic that the new-home sector will see improvement later this year. “With continued job creation and economic growth, we are cautiously optimistic about the home building industry in the second half of 2014,” says David Crowe, NAHB chief economist. “The increase in existing home sales also bodes well for builders, as it is a signal that trade-up buyers can move up to new construction.”

Avoid any company that tries to tell you they can remove bad credit marks off of your report. The only items that can be taken off of your report are items that are incorrect. If they tell you that they will delete your bad payment history then they are likely a scam.

Whatever route you choose, you're sure to see an increased home value when you update your bathroom.
Self adhesive drywall patches are a must-have home improvement. These patches come in many forms ranging from mesh drywall tape to those made of a polymer material. Press them carefully into place using an iron. Be careful not to scorch the patch or the wall surface. Paint right over the patch and you'll never know it's there.
When it comes to home improvement, be sure to consider the best option for exterior lighting. This is important mainly for energy consumption, as motion detectors will ensure that light is provided in the specific areas only when absolutely needed. Otherwise, leaving a light on overnight will add up over the course of a year.
When it comes to home improvement, small things such as replacing your central air blower's air filters are essential. This is important both to the efficiency of the blower, as well as being a necessary maintenance procedure. All Cash Buyers Still Dominating the Market

Real Estate News
News Source: http://www.applymortgageonline.com/

Although the number of all cash sales is falling in many areas, cash buyers are still dominant, particularly at the lower end of the market. An article in aol.com points out this is making it particularly difficult for more traditional buyers to compete with cash offers, especially in areas where inventory is limited. When you examine the reasons for paying with cash it’s easy to see why such buyers are still top of the pile where many sellers are concerned. At the moment lending conditions are still pretty restricted, and the markets are seeing lots of competition, with high demand coupled with low supply. Cash buyers can often have a huge advantage compared to buyers dependent on traditional funding.
The trend is still prevalent through much of the country, and many areas are seeing higher than normal numbers of cash sales. This is occurring even in parts of the country that didn’t particularly suffer during the recent housing bust. The highest numbers of cash buyers are found in the Midwest markets and in Florida, and during the first quarter of this year the largest share of cash buyers in the country was to be found in Miami. In this area nearly 65% sales were for cash, but this is down slightly from the 71% recorded in 2012. Tampa wasn’t far behind with figures of 57.1%, while figures for Cleveland were 54.2%. Cash buyers aren’t necessarily institutional investors as most have now left the property market having bought their bargains quite some time ago. Nowadays cash buyers tend to be empty-nesters or baby boomers, or cash-rich families buying second homes or vacation properties. In addition foreign buyers coming to the US are continuing to purchase well priced property in areas such as New York City, Las Vegas and Miami.
Although this might be good news for the sellers, it’s not great for traditional buyers who are being forced to compete with all cash offers, particularly for lower-priced homes that appeal to first-time buyers. However the good news is that the number of all cash sales is declining and this should help even things out for low income and first-time home buyers. The best way such buyers can compete with all cash offers is to make sure they are well qualified. It’s important to be able to make a substantial down payment and to have been pre-approved for a mortgage, and of course to have good credit scores. While some sellers may prefer cash buyers, there are still people who aren’t in a hurry to close the sale and who are quite happy to go with the buyer able to make a hassle-free purchase.

Real estate making us richer

Real Estate News
News Source: http://www.applymortgageonline.ca/
We’re getting richer – and the biggest money maker is our homes, says a new Statistics Canada report.
The median net worth of Canadian families of two or more people was $243,800 in 2012 -- up 44.5 per cent from 2005 and almost 80 per cent more than the 1999 median of $137,000, adjusted for inflation, the Survey of Financial Security shows.
The overview of Canadians’ financial footing, released Tuesday, also showed that overall debt grew at a faster pace than assets. But because assets are far larger than debt, net worth still increased.
“Canadians are clearly choosing to invest in real estate at the expense of mutual funds, stocks and bonds,” says TD economist Leslie Preston.
The increase in the value of principal residences rose 52 per cent from 2005 to 2012 as the average price of a home in Canada increased 45 per cent over the same period and home ownership became more widespread.
And the percentage of Canadian families who list a principal residence as an asset has steadily increased from 59.6 per cent in 1999 to 62.5 per cent in 2012.
For those who owned their homes, the median reported value of the residence was $300,000, up 46.6 per cent from 2005 and 83 per cent from 1999.
“There are doubters and skeptics that say the housing market is not sustainable, but we don’t see a bubble coming,” said BMO senior economist Robert Kavcic.
“But the debt will persist even if asset rates fall,” he cautioned.
Overall, total family assets in Canada rose to $9.4 trillion in 2012, with the value of the principal residence representing one third.
“Interestingly other real estate assets such as cottages and rental properties also posted a sizeable 70 per cent increase from 2005 to 2012,” noted Preston.
The study also found nearly 20 per cent of Canadian families own real estate other than their primary residence, up two per cent since 1999.
The largest dollar increase in assets outside real estate is in private pensions, including employer pension plans, RRSPs and RRIFs, says StatsCan, noting this is due to the aging population.
The in-depth survey also gives the first glimpse of investments in Tax-Free Savings Accounts (TFSAs), introduced in 2009. While they make up a very small share of total assets (0.7 per cent), they are widespread, with one third of families holding TFSAs with a median value of $10,000.
The study found that net worth varied greatly depending on age, province and the makeup of the family.
It was highest for families where the person with the highest income was 55 to 64 years old ($533,600) in 2012, which is almost three times higher than for families where the highest income recipient was 35 to 44 ($182,500).
For senior families, or those where the highest income recipient was 65 or older, net worth was lower ($460,000) as they begin to draw on their assets in their transition out of the workforce, the report says.
Among families of two or more people, lone parent families had the lowest in 2012 ($37,000) and senior families had the highest at $650,400. Among unattached people, seniors ($246,000) had a substantially higher net worth compared with non-seniors ($22,700).
British Columbia families reported the highest at $344,000, more than double the median of those living in Newfoundland and Labrador ($167,900) and Prince Edward Island ($150,300).
After B.C., families living in Saskatchewan had the next highest at $271,400, followed closely by Alberta ($267,500) and Ontario ($265,700). However families in Ontario had the largest share of total net worth in Canada, holding $3.1 trillion, or 39 per cent of Canada’s net worth in 2012.
